Foundation settlement is generally caused by movement within the soils that the foundation rests upon. The movement within these soils can be a result of various factors such as periods of drought conditions, periods of heavy rainfall, consolidation of backfilled soils that had been poorly compacted, decomposition or decay of materials within the soils, drainage issues, a lingering plumbing leak, erosion, and/or simply the presence of poor native soils. Although the cause for the movement within the soils (and consequently the foundation) can vary, the most common and most effective solution deemed necessary typically consists of installing underpinning helical piers.
